Buying properties in Italy: Taxes The level of taxes depends on whether or not the buyer has planned to live in Italy and if he's purchasing the property as first home. Buyers falling into this category have up to few months after the purchase date to register as Italian residents.
If you bought a property as your principal first residence from a company, VAT is payable at 4 per cent, otherwise VAT is at 10 per cent. For agricultural properties, taxes range from about 8 to 15 per cent of catastal value.
Taxes are based on the property's "catastal value". This value is determined by the Italian land registry and depends on factors such as location and floor space and is usually less than half the purchase price. After you have done your purchase, following payments must yearly be done.
- Imposta Municipale Unica (IMU): community charge on all properties.
This IMU depends on different aspects and is due, by owners, generally twice a year: on June and on December.
-Tassa Rifiuti Solidi Urbani (TARSU): it is due for waste collection and depends on size and location of properties. It must be paied yearly. |
